That depends. Our market inventory is very low right now, meaning that demand exceeds supply, which is advantageous for you as a seller.  However, you might have to search longer for your new home.  If your lender tells you that you do not have to sell before you buy, that would simplify the process.  Some sellers will not accept an offer contingent on your home selling, so it might be better to get an accepted offer on your current home before you buy your new home.  You can set a closing date 45 – 60 days out and add a contingency of purchasing a home of your choice in that time period.  Logistically, it is smoother if you can have  a simultaneous closing, which is better than having multiple house payments or being temporarily “homeless”.
